Mixed-use Laboratory Building with a Performing Arts Component

Acknowledging Redgate’s successful record of working in the City of Cambridge, BioMed Realty engaged our firm as strategic advisors in its acquisition of 585 Third Street, Parcel C in Kendall Square, the location of the once proposed Constellation Center.

Redgate principals and senior leaders helped craft a thoughtful approach to overcome the site’s permitting and entitlement obstacles to maximize Parcel C’s development potential. We led a rezoning strategy that required intensive stakeholder engagement and community outreach to build public consensus and project buy-in.

As a result of our efforts, the City of Cambridge unanimously approved a new ±590,000 SF commercial laboratory building with a significant community, arts, and cultural component at the podium level. Following this, Redgate led the project team through design development and outreach to support a special permit. We currently oversee preconstruction efforts for the new mixed-use building scheduled to break ground in 2022. Acting as BioMed’s development and project manager, our additional responsibilities include creating and comparing pro formas for various development programs, directing conceptual design initiatives, consultant team selection, and public outreach.
