Ground-up Development of Two Life Sciences Buildings

The US2 and Magellan team engaged Redgate as development manager to oversee the construction of a new 200,000 SF ground-up research facility for Union Square’s transformative USQ Redevelopment project. Parcel D2.1, the site of the new lab/office building, is part of the first phase of the larger 2.4M SF transit-oriented project leading the revitalization effort of this Somerville neighborhood. Our experts leveraged their combined experience in life sciences builds, urban site planning, and project management to bring this assignment to fruition. The Redgate team led the contractor selection and permitting process for the D2.1 compact corner lot neighboring a 25-story residential tower near the recently opened Union Square Green Line MBTA station. We assisted in aligning logistics and coordinating utilities, including sanitary, drainage, electrical, water, gas, and tele-data infrastructure, to the future building site. Redgate maintained project momentum through design completion; the project is currently under construction and slated to complete in 2023.

On an adjacent lot, Parcel D3.1 will also see a new 250,000 SF lab/office building in the next phase of the USQ Redevelopment project. Its proximity to the Union Square station and an elevation change of almost 20 feet across the site presented unique challenges. We helped evaluate and identify an effective solution to the complex site approach and ground floor level by blending our expertise in the public realm and lab building function.

In addition to development management services, Redgate assisted the US2 and Magellan team with marketing and leasing efforts, bringing our market experience and insight from our wealth of previous lab projects and relationships.
