The Hollins Ferry Road Logistics Center comprised two parcels, one with an existing industrial building and the other a vacant lot. 4801 Hollins Ferry is 13.6 acres and includes a 280,000 SF warehouse, constructed in 1972 and renovated in 2008. The building is a highly functional rear load industrial building with above-market average dock door ratios, trailer parking, and secure truck fencing. 4803 Hollins Ferry is a 17.3-acre parcel acquired with preliminary site plan approval to build an industrial building up to 330,000 SF.
Redgate received final approvals for the new development plan for 4803 Hollins Ferry from Baltimore County within 60 days of closing and constructed a 285,000 SF state-of-the-art Class A industrial building. The facility is cross-docked with 32’ clears, 120’ truck courts, ESFR, T-5 lighting, 106 dock doors (a ratio of one door per 2,700 SF), 100 trailer stalls, a fully circulated site with an option for secure fencing, and is divisible to accommodate single- and multi-tenant scenarios.
The Hollins Ferry Logistics Center is well located, residing at the interchanges of I-95, I-695, I-895, and I-195, and is four miles to the BWI Airport and 12 miles to the Port of Baltimore. Its premier location within the heart of the Baltimore-Washington Corridor provides tenants access to the DC-Baltimore MSA, the third largest consumer population in the country.
