In 2019, Mass General Brigham (MGB) (then known as Partners Healthcare) unveiled its Integrated Care (i-Care) program. The i-Care program unified comprehensive and integrated healthcare services under one roof, encompassing primary care, behavioral health, specialty care, imaging services, ambulatory surgery, and more. The prototype i-Care facility, spanning approximately 65,000 SF, was the initial step in MGB’s plan to establish 15 or more such facilities throughout New England. The rollout commenced in Westborough, Woburn, Westwood, and Salem, NH, with the aim of offering a complete spectrum of healthcare services to local patients at a reduced cost and within a non-hospital setting.
For the crucial task of permitting and entitlements, MGB enlisted the expertise of Redgate. In this capacity, Redgate played a pivotal role, interfacing with the extensive 40+ person project team, local counsel, and municipal leaders. Redgate provided strategic guidance on various aspects, including mitigation contributions, PILOT negotiations, agreements with sellers and/or master developers for each site, presentation materials, and stakeholder outreach.
Despite challenges posed by the Covid pandemic, Redgate successfully advanced these projects in each respective municipality, positioning them for success. Their efforts, marked by resilience during unforeseen delays, are poised to secure the necessary site plan approvals and special permits ahead of the originally anticipated schedule.
